Before you make an offer, we look at what comparable properties actually sold for — not asking prices — so you know whether the number in front of you is reasonable for that building, street or community.
Price is only part of it. Deposit amount, inspection and financing periods, closing date and contingencies all affect whether your offer gets accepted and how protected you are if something turns up.

For condos and HOA communities we review the budget, reserves, rules, rental restrictions, pet policies and any special assessment history — the things that quietly change what the property really costs each month.
From accepted contract forward: inspections, appraisal, lender deadlines, repair negotiations and title. You'll know what's due, when it's due, and what happens if a date is missed.
I coordinate with the lender, title company and the other side so the closing statement is reviewed before signing day, the final walkthrough happens, and there are no surprises at the table.

It depends on the loan. Conventional financing can start near 3–5% down for a primary residence, FHA around 3.5%, and VA loans can go to 0% for eligible buyers. Investment properties and many condo purchases typically require more. The bigger number to plan for is closing costs — use the closing-cost estimator to see a realistic total.
We agree on compensation in writing before we tour anything, and in many transactions the seller side contributes toward it. Nothing is assumed and nothing is hidden — you will see the terms before you sign, and I will explain exactly how it works for your specific purchase.
Condos usually carry the highest monthly association fees and the most rules, but the least exterior maintenance — and in Florida they can also carry structural reserve requirements and special assessments. Townhouses sit in the middle. Single-family homes give you the most control and typically the lowest fees, but every repair is yours. I review association documents, reserves and assessment history before you commit.
Florida taxes are based on assessed value times the local millage rate. If the property becomes your permanent residence you may qualify for the homestead exemption, which reduces taxable value and caps future increases through Save Our Homes. Important: the seller's current tax bill is rarely what you will pay — taxes are often reassessed after a sale. The property tax estimator on this site shows a closer estimate.
Insurance can move a monthly payment by hundreds of dollars, and the roof age, wind mitigation report and flood zone all affect the quote. Get insurance quotes early — during your inspection period, not after. I will tell you when a property is likely to be expensive to insure before you write the offer.
A financed purchase commonly closes in roughly 30 to 45 days from an accepted contract; cash can close much faster. On the sell side, time on market depends on price, condition and area — the pricing conversation matters far more than anything else. I will give you honest expectations for your specific property, not an average.
Usually less than people expect. Clean, declutter, handle the small visible repairs, and let me advise on what is actually worth spending money on before photos. Everything starts with an accurate valuation — request one and I will walk you through the numbers and a net-proceeds estimate.
Yes. Foreign nationals can own property in Florida. Many buy with cash, and some use foreign-national loan programs that generally require a larger down payment. There are tax and reporting considerations — including FIRPTA when reselling — so I coordinate with your accountant or attorney rather than guessing on your behalf.
