The number on the listing is the seller's tax, not yours. This estimates your bill after the assessment resets at your purchase price, with the homestead exemption applied the way Florida actually applies it.

The assessment resets when you buy

The seller may have owned for 15 years with a capped assessment. On January 1 after your purchase, the county reassesses at market value — your bill can easily double theirs. Never budget off the current tax bill.

Homestead exemption: file by March 1

If the home is your primary residence, up to $50,000 comes off the taxable value and Save Our Homes caps future increases at 3% a year. It is free to file and it is the single biggest tax break in Florida.

Portability moves your savings

Already homesteaded in Florida? You can transfer up to $500,000 of accumulated Save Our Homes benefit to your next home. File Form DR-501T with the new property appraiser.

Additional exemptions add up

Seniors with limited income, veterans with a service-connected disability, surviving spouses of first responders and widows/widowers all qualify for extra reductions. Ask before you assume you don't qualify.
